Located in the Western Core of the Sydney CBD, 45 Clarence Street offers great natural light on all four sides and outstanding views overlooking Sydney Harbour, Darling Harbour and the Surrounding city district. Our brief was to design a non-client specific space intended to be marketed for lease to small blue chip organisations looking for turnkey fitted solutions with functional design and innovation features in Sydney CBD. The designed workspace is to be flexible and durable for a standard tenant to occupy the premises for at least 3 to 5 year, targeting customers that are generally within professional service, finance, insurance, administration, IT services and media industries. 
Allocated approximately $1000 per square meter for the design and construction of the suite. The budget was inclusive of all fixtures, furniture, services and technology. The project brief was required to incorporate best practice sustainable design and construct principles in the delivery of the workspace. Recyclable, reusable and sustainable material selection is was considered and used in the design and construction process. We reused and recycled as many items from the old fitout  and sourced as possible.
